- Our listing is located in the Grande Rockies Resort and while the building is concrete construction which dampens sound between the floors and walls, there is some potential for noise transfer.

You'll have full and exclusive access to both condo units throughout your stay — no shared spaces within either unit. Each unit is completely separate, located on different floors, each with its own private entrance — perfect for larger groups who want to stay together while enjoying privacy. Everything pictured in each unit, including the gas fireplace, private patio, in-suite laundry, and fully stocked kitchen, is yours to enjoy. Self check-in is available via secure keypad. 2 secure underground parking stalls are included (1 per unit). Please note the underground parkade height clearance is 7 feet.

As part of your stay at Grande Rockies Resort, you'll also enjoy access to shared resort amenities including a heated indoor pool with 3-storey waterslide, indoor/outdoor hot tub, fitness centre, and on-site restaurant and bar.

🔍 IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING

- There will be overnight supervisor on site to provide support for both guards and residents/guest and to respond quickly and professionally to any concerns that may come up overnight.

- We have two designated underground parking stall in the parkade of the complex. Please note that the height clearance of the underground parkade is 7 feet.

- The AC system is fully functional; however, it is designed not to turn on unless temperatures are below 13°C.

- Please note that the condo building’s A/C is turned off during the winter season and is only available starting June 1st.

- Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

❄️ The property will be winterized between September 15 and September 30. During the heating season, AC will not be available. Outdoor patio furniture will also be unavailable during this time.

☃️ Snow removal is completed within 24 hours after snowfall has ended.

Pack & Play Policy
If you’re traveling with little ones, we’re happy to provide a Pack & Play at no extra cost—just let us know at least 24 hours before check-in so we can have it ready for you. We don’t keep them on-site, as each is taken off-site for deep cleaning between guests.

Requests made after check-in are subject to a $75 delivery fee.

🛡️ Damage Protection
Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.

✅ Rental agreement
A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.

⏰ EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

🧳 LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

📦 MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

🔧 MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

💲 ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

💳 CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining Airbnb travel insurance offered at checkout to protect against unexpected cancellations or travel disruptions.

📷 EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

⚠️ LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.
