You'll have full and exclusive access to the main floor and side unit of the home during your stay, including a private entrance, three bedrooms, two living rooms, a fully stocked kitchen, 2 full bathrooms, a half bathroom, and the private 6-person hot tub. The right-side suite and basement are separate rental units with their own entrances — no shared spaces between units.

⚠️ PRE-ARRIVAL REQUIREMENTS (AFTER BOOKING) ⚠️

To ensure a smooth and secure check-in, all guests must complete a short pre-arrival process after the booking is confirmed. This is managed through a secure third-party guest portal and helps protect both you and our home. This verified process keeps everything transparent and ensures a worry-free stay for both guests and hosts.

Here's what to expect:

🛡️ STAY PROTECTION OPTIONS

To protect both our guests and the property, we offer two options prior to check-in:

• Damage Waiver ($50 CAD, non-refundable) — Covers accidental damage up to $700 CAD. No deposit hold on your credit card required.

OR

• Refundable Security Deposit ($700 CAD) — Pre-authorization only; collected 2 days before check-in and released automatically 5 days after checkout if there are no damages, missing items, or house rule violations.

❗ Please note: a 2% payment processing fee is retained by our payment processor — this means the refunded amount will be $686 CAD rather than the full $700. This fee is charged by the processor and is outside of our control. If you cancel your reservation before the deposit is processed, you will not be charged this fee.

❗ PLEASE NOTE: The damage waiver covers accidental damage only. It does not cover smoking, intentional or negligent damage, policy violations, or pet-related issues. Such costs may be charged separately or submitted through Airbnb's Resolution Centre. By booking, you confirm your agreement to these terms.

• A valid ID is required to verify the booking guest and ensure the safety and security of our home. This one-time step takes only a few minutes.

✅ All pre-arrival steps must be completed before receiving your check-in instructions and door code.

EARLY CHECK-IN / LATE CHECK-OUT

• We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

🧳 LOST ITEMS

• We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

📦 MAIL & PACKAGES

• Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

🔧 MAINTENANCE & REPAIRS

· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

💲 ADDITIONAL GUEST FEE

• There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.

• All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

💳 CANCELLATIONS

‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

👤 GUEST SCREENING

• Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

📷 EXTERIOR CAMERAS

• Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.

  • This is a NON-PARTY home. If we find a party happening at the property the booking will be immediately cancelled and no refunds shall be given.

  • Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit.

  • No Outdoor Footwear Inside the House: Please remove your shoes and outdoor footwear before entering the house to help keep the space clean and comfortable for all guests.

  • Please do not tamper with any fire alarms, smoke detectors or security cameras in the property - if touched a minimum $100 call out fee will charged to inspect disrupted fire alarm.

  • Unapproved and unregistered pets will incur additional charges as follows:

    Nightly Rate: $30/night per pet

    Weekly Rate: $150/week per pet

    Monthly Rate: $300/month per pet

    *Please note the pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed.

  • Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If host cannot directly contact guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to it beginning.

  • No smoking of any kind (cigarette, marijuana or vaping) - a $500 plus tax fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.

  • The maximum occupancy on this property is 8 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person.

  • Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.

  • Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 10 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate of $299, but this does not award you to stay for the additional day as this could impact other reservations.

HOT TUB RULES:

  • Hours of operation 8 am - 10 pm a night

  • The hot tub temperature must be set between 35°C to 40°C (95°F to 104°F) to maintain an optimal level.

  • Hot tub is intended for registered guests only during the duration of their stay

  • Please use the washroom and shower prior to using the hot tub to minimize amount of deodorant, oils, cream and dirt etc. that end up in the water.

  • Please note that bubble bath, soaps, or oils are prohibited from the hot tub. If bubbles are found, a full drain will be required at a cost of $500 plus tax.

  • Hot tub sessions are to be limited to 30 minutes or less

  • Only potty trained children should be allowed to use the hot tub

  • No glassware in the tub or anywhere near the hot tub area

  • Please make sure to only wear proper swimwear in the hot tub as regular clothes leach detergents into the water which creates excessive foam.

  • No food or other drink permitted in the tub

  • Do not remove the chlorine or pool monitor from the hot tub

  • Cover is to be placed back on after each use

    *if glass or other debris are found in the hot tub, a full drain and clean will be charge of $500

  • Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund
