The deck and patio are reserved for the homeowners upstairs and not available to guests.

- Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

- The AC system is available for your comfort during the summer months but is unavailable during the cooler months.

- Our hot tub is fully operational and open year-round, including during the winter months.

- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.

Occupancy & Fees:

– The base rate includes up to 2 guests.

– An additional guest fee applies beyond 2 people. This helps cover the extra supplies, cleaning, laundry, and natural wear and tear that come with larger groups.

– All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) taxes for a total of 11%.

A Note About Our Dog, Atlas:

We have a small toy sized Australian shepherd named Atlas who lives upstairs with us.

We always check first to see if guests are using the backyard, and if so, we simply use the front entrance instead. Your comfort and privacy are always our priority.

Please remember to close the gate behind you to keep the backyard secure.

Pre-Arrival Requirements (After Booking):

To ensure a safe and seamless stay, all guests must complete the following steps before check-in instructions are provided:

1. Sign a Short-Term Rental Agreement

A quick digital document outlining house rules, stay terms, and policies. This protects both you and us, and only takes a few minutes.

2. Complete ID Verification

Required via our secure platform to maintain safety and quality standards.

3. Choose Your Damage Protection Option

Select one of the following:

– $50 CAD non-refundable damage waiver (covers up to $700 CAD in accidental damage)

– $700 CAD refundable security deposit (pre-authorized 2 days before check-in, released 5 days post-checkout less a 2% processing fee = $686 CAD refunded)

Note: If canceled before processing, no fees apply.

As an API-connected host, these “offline fees” are permitted under Terms of Service and are securely processed via our trusted guest portal.

Hot Tub Rules:

– Hours: 8 a.m. – 10 p.m. daily

– Registered guests only

– Shower before entering to keep water clean

– Limit sessions to 30 minutes

– Potty-trained children only

– No glassware, food, or drinks in/near the tub

– Swimwear only—no street clothes

– Do not remove chlorine or pool monitors

– Replace cover after each use

Violation of these rules may result in a $500 charge for full drain and clean.

Entry & Respect for Our Home:

– You’ll receive a keyless entry code after completing the steps above.

– This is our personal home, not a hotel—please treat it with respect.

– While we live upstairs and are often available, we are not on-site 24/7, but we’ll respond promptly to any issues that arise.
