What some of our guests do not love as much about our listing:
• This property is an individual unit in a multi-family triplex, so while no space is shared as it has its own completely separate entrance, there is slight potential for noise from the other adjacent units in the complex. However, we have installed sound barriers between the floors and door to ensure the best sleeps possible for each and every guest!
• This guest suite comfortably sleeps 6 with one King size bed, one Queen size bed, and a comfortable pull-out/fold-down couch in the living room! All beds are complete with fresh sheets changed after every single guest. Our suite also has a full-sized washroom that is sparkling clean with a shower/tub
combination, sink, and toilet so everyone can get ready for their day quickly!
• Complimentary Wi-Fi, Netflix, tea, and coffee. Your kitchen comes fully loaded with brand new appliances such as a microwave, fridge, electric stove, and dishwasher, along with other small appliances, wine glasses, mugs, dishes, and cutlery.

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:
1. Sign our short-term rental agreement
This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.
2. Complete ID verification
All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.
3. Choose your damage protection option
You’ll have two options to finalize your booking:
– Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay.
OR
– Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules.
Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.
We are an API-connected software host, which means that in accordance with Airbnb’s terms of service, we are permitted to implement “offline fees” to offer a security deposit or damage waiver option outside of the Airbnb platform. All requirements are clearly communicated and handled securely through our trusted guest portal.
Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.

• There is keyless entry to the home which a code will be provided to you after you book with us.

• Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
• Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
