What some of our guests do not love that much about our listing:

• Our home is a triplex multi-family property which has two basement suites which also have short term guests living in them. These spaces are completely separate with their own private entrance and no space is shared between the units.

• This home does have another suites that are also a short term rentals AND there is a possibility that the other suite guests may have pets.

Our house comfortably sleeps 7 guests with 3 KING size beds, and a large double high queen air mattress you can set up in the spacious living room

• All beds complete with fresh sheets changed after every single guest.

Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.

Once you stay with us, you'll feel like you're simply staying at a home you own!

You have full and total access of our home during your stay. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Mayfield Common - one of the most vibrant shopping districts in all of Edmonton!

Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

The air conditioning system is available for your comfort during the summer months but is unavailable during the cooler months.

For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.

A $15/night fee applies for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you’re booking for more than 4 guests, the fee is already reflected in the nightly rate—no extra charges will be added after booking.

• All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) taxes for a total of 11%.

Nightly Rate: $30/night per pet

Weekly Rate: $150/week per pet

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:

1. Sign our short-term rental agreement

This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.

2. Complete ID verification

All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.

3. Choose your damage protection option

You’ll have two options to finalize your booking:

• Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay.

OR

• Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules.

*Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.

*We are an API-connected software host, which means that in accordance with Airbnb’s terms of service, we are permitted to implement “offline fees” to offer a security deposit or damage waiver option outside of the Airbnb platform. All requirements are clearly communicated and handled securely through our trusted guest portal.

Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.

We have exterior cameras on both the front and back of the house.

There is keyless entry to the home which a code will be provided to you after you book with us.

Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.

    *Pets are not allowed on the beds under any circumstances

    *Please clean up after your pet and keep them off the furniture where possible. A $75 clean up fee may be applied if pet droppings are left in the yard or in the property.

  • This is a NON-PARTY home. The owner of the property lives just next door and if they find a party happening at the property the booking will be immediately cancelled and no refunds shall be given.

  • Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit.

  • Please do not tamper with any fire alarms, smoke detectors or security cameras in the property - if touched a minimum $100 call out fee will charged to inspect disrupted fire alarm.

  • Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If host cannot directly contact guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to it beginning.

  • No smoking of any kind (cigarette, marijuana or vaping) - a $500 plus tax fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.

  • The maximum occupancy on this property is 8 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person.

  • Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.

  • No Outdoor Footwear Inside the House: Please remove your shoes and outdoor footwear before entering the house to help keep the space clean and comfortable for all guests.

  • Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 10 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate of $199, but this does not award you to stay for the additional day as this could impact other reservations.

  • Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund
