What some of our guests do not love that much about our listing:
• Being located downstairs in the home, there is slight potential for noise from the guests upstairs, however, we have installed sound barriers between the floors and doors to ensure the best sleeps possible for each and every guest!
• Whether you just want to relax on your plush King and Queen beds, read a book by the large windows, take a nap on the couch, or get some work done at the kitchen table, this guest suite has everything you need to enjoy your visit.
• This guest suite comfortably sleeps 4 with 1 King size bed in the master and 1 Queen-sized bed located in the second bedroom! All beds complete with fresh sheets changed after every single guest. Our suite also has a full-sized washroom that is sparkling clean with a shower/tub combination, sink, and toilet so everyone can get ready for their day quickly!
• Complimentary Wi-Fi, Netflix, tea, and coffee. Your kitchen comes fully loaded with brand new appliances such as a microwave, fridge, electric stove, and dishwasher, along with a rice cooker, other small appliances, wine glasses, mugs, dishes, and cutlery.

Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.
Rates for Pet Fees per Pet:
Nightly Rate: $30/night per pet
Weekly Rate: $150/week per pet
Monthly Rate: $300/month per pet
*Please note the pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed. This must be arranged and paid prior to arrival. Please inform us when you book if you are bringing pets as it needs approval first by the property owner.
PET RULES
*Pets are not allowed on the beds under any circumstances
*Please clean up after your pet and keep them off the furniture where possible. A $75 clean up fee may be applied if pet droppings are left in the yard or in the property.
*Pets must be kept on a leash at all times when in the backyard. This area is a shared space, and we appreciate your cooperation in maintaining a respectful environment for everyone.

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:
1. Sign our short-term rental agreement
This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.
2. Complete ID verification
All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.
3. Choose your damage protection option
You’ll have two options to finalize your booking:
– Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay.
OR
– Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules.
Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.
We are an API-connected software host, which means that in accordance with Airbnb’s terms of service, we are permitted to implement “offline fees” to offer a security deposit or damage waiver option outside of the Airbnb platform. All requirements are clearly communicated and handled securely through our trusted guest portal.
Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.
• We have exterior cameras on both the front and back of the house.
• There is keyless entry to the home which a code will be provided to you after you book with us.
• Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
• Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
